This initial meeting will take place at your home or at the property you are interested in selling. We'll take a tour of the property, I'll ask you a few questions about the property and afterward I'll provide you with an ideal price range for your house based on my professional opinion and extensive market research of comparable properties. CMA = Comparative Market Analysis. Please be prepared with the following: - A copy of your survey (If you have one) - Most recent copies of of your utility bills (electricity, hydro, water) - Most recent copy of your property taxes - Details of recent improvements or renovations - A list of items you would like to exclude from the sale - Pictures of seasonal features (i.e. gardens in bloom) - A list of any easements or right-of-ways - Receipts and warranties for recent home improvements - Other relevant information (any upgrades, copy of floor plans, builder plans and/or model name) For condominium owners: - Maintenance fees and a list of maintenance/fee inclusions - Parking and locker numbers - Pass key to the building - Status Certificate (if available) - A list of by-laws and restrictions
